At our Rockport, MA Inn, a moderate rate structure has helped to advance us prominently among our peers and guests. You will find we are very competitively priced.

We have developed such an unusually high rate of repeat business from prior guests that securing last minute reservations with us can be difficult. Accordingly, we strongly advise potential guests to make their reservations with us as early as possible. Of course last minute cancellations do occur on occasion, however, so please call just in case!

Reservations Policies

Seasonal Dates:	In-Season Dates: May 24, 2013 - October 31, 2013 Off-Season Dates: November 1, 2013 - May 22, 2014 Peak-Season Dates: May 24, 2013 - August 31, 2013
Taxes:	An additional 11.7% Ma tax is added to daily room rates. Rates are per room, based on single or double occupancy.
Discounts:	There is a 10% discount for weekly rentals (7 days or more) for rooms 1-9. This cannot be used in addition to our weekly rates as noted on our rate schedule. We offer seasonal discounts during the Winter, Spring and Fall - refer to our "Specials Page" for details.
Room Rates:	Rates are based on double occupancy, a third guest can be accommodated in the Artists Room, which bears an additional $20/night charge. You must pre-arrange to have 3 guests in this room. Also, age restrictions apply. Rooms "9" & "B" accommodate families up to 4 which is calculated in the rate.
Children:	Our accommodations are limited for children as follows: infants and younger children (up to 5 years old) can only be accommodated in our studio or apartment units. The family suite can accommodate 2 adults and 2 older children. We do not allow children (or any extra guests) to sleep on air mattresses or sleeping bags on the floors.
Minimum Stays:	Two night minimums 7 days/week in July and August, along with most weekends throughout the year. Three night minimums for holidays and for busy weekends during the summer. Rooms "9", "A", & "B" are reserved by the week during the summer. As short-term reservations do come up on occasion during the year, however, feel free to call us on the off chance that we may be able to accommodate a 1 or 2 night stay on a last minute basis.
For our "Peak Season" (5/24 - 8/31):	Preference will be given to long-term reservations until May 1st; thereafter, shorter term bookings will be accepted (some restrictions apply).
Payment:	Deposit of one night’s stay required, balance due upon check-in. We prefer cash or check, but also accept Mastercard and Visa.
Check-In/Out:	Check in is 2-9:00 p.m. Check-out is by 11:00 a.m. Late check-ins (after 9:00 p.m.) must be prearranged with the innkeepers.
Cancellations:	Your deposit will be refunded with ten days’ notice or if we can re-rent the room for your entire stay.
Parking:	One car per room. After check-out, cars must be removed to accommodate incoming guests.
Pets:	Pets are not allowed for the comfort of all.
Smoking:	We are a NON-SMOKING INN! If you smoke - please do so outside and away from all porches, decks, windows and guestroom doors. The penalties for anyone smoking in a room are significant, including: immediate cancellation of the reservation, full payment of the remainder of the reservation, a $200 cleaning fee, and additional charges for any other nights for which we were unable to re-rent the affected room or any neighboring rooms affected by the smoking odor in those rooms as well.
Fire Restrictions:	No candles, hibachis, or outdoor grills are allowed at the inn.
Pool:	Pool use is restricted to current guests of the inn.
