| We reward guests for booking with us directly either via phone, email or the secure online reservations system on our website. Doing so is a win-win for you and us, as the staggering commissions we pay the Online Travel Agents (OTA's) which can run as high as 18%, result in an increase in room rates for everyone. | Convenient Location: Guests can walk to the village center, beaches, train, restaurants and many attractions in minutes. |
| Guest Room Amenities: Every guest room is decorated with antiques, quilts and local artwork, and they are all equipped with C/C TVs, WI-FI, A/C, and AM/FM alarm clock radios. Every guest room has a private bathroom located "en-suite", including a hair dryer for your comfort. |
| Internet Access: Our guest rooms have wireless internet access which is available to you free of charge. |
| Off-Street Parking: We have enough parking to accommodate one car per room. |
| Gardens: We have a colorful display of flowers around every corner to brighten your stay. Please note: If you see a perennial that you like which we are able to split, please let us know, as we love to share our bounty. |

| Taxes: An additional 11.7% Ma tax is added to daily room rates. Rates are per room, based on single or double occupancy. |
| Discounts: There is a 10% discount for weekly rentals (7 days or more) for rooms 5 & 6. This cannot be used in addition to our weekly rates or any other discounts as noted on our rate schedule. |
| Room Rates: Rates are based on double occupancy. Also, age restrictions apply. Rooms "B" accommodates families up to 4 which is calculated in the rate. |
| Children: Our accommodations are limited for children as follows: infants and younger children (under 6 years old) can only be accommodated in our studio or apartment units. We do not allow children (or any extra guests) to sleep on air mattresses or sleeping bags on the floors. |
| Minimum Stays: There is a 3 night minimum for Rooms 5 & 6 and a 4 night minimum for Rooms "A" & "B". As short-term reservations do come up on occasion during the year, however, feel free to call us on the off chance that we may be able to accommodate a shorter stay on a last minute basis. |
| For our "Peak Season" (5/22/20 - 9/7/20): Preference will be given to long-term reservations. |
| Payment: Deposit of one night's stay required, balance due upon check-in. We prefer cash or check, but also accept Mastercard and Visa. |
| Check-In/Out: Check in is 2-8:00 p.m. Check-out is by 11:00 a.m. Late check-ins (after 8:00 p.m.) must be prearranged with the innkeepers. |
| Cancellations: Your deposit will be refunded with ten days' notice or if we can re-rent the room for your entire stay. |
| Parking: One car per room. After check-out, cars must be removed to accommodate incoming guests. |
| Pets: Pets are not allowed for the comfort of all. |
| Smoking: We are a NON-SMOKING INN! If you smoke - please do so outside and away from all porches, decks, windows and guestroom doors. The penalties for anyone smoking in a room are significant, including: immediate cancellation of the reservation, full payment of the remainder of the reservation, a $300 cleaning fee, and additional charges for any other nights for which we were unable to re-rent the affected room or any neighboring rooms affected by the smoking odor in those rooms as well. |
| Fire Restrictions: No candles, hibachis, or outdoor grills are allowed at the inn. |
